From my very limited experience of commercial leases, the owner generally has more protection. However, commercial rents have negotiated for the lease of housing has, and there are many types of commercial leases, it is difficult to generalize. If a tenant is very convenient for the owner, the tenant can negotiate more favorable terms and protection.
